Looking for a New Home? How to Maximize Open Houses

When you are looking for a new home, every minute could present the opportunity to discover the home of your dreams.  You probably know people who found their dream house merely by chance, and others that plotted out their search for a home on color coded spread sheets.  While there is no single right way to find the home of your dreams, there are steps you can take to maximize your visits to open houses. 

Check Out the Neighbourhood

As you drive to and from the open house, take the opportunity to check out the neighborhood.  Are there families out and about?  Do you see women walking alone or with small children, seemingly without being overly concerned for their safety?  What are the conditions of the neighbors’ yards?  Is there garbage strewn about on the side of the road?  All these things inform you about the neighbourhood.

Talk to the Neighbours

Odds are better than even there are neighbours checking out the open house.  Ask the showing agent if any neighbours might be present when you are there.  The showing agent makes a point of asking people about their level of seriousness, in looking for a new home.  Most neighbours will readily acknowledge they are just there to look around.  If you have the chance to talk to a neighbour, ask what they like best and worst about the neighbourhood.  This provides valuable insight into what you may be moving into.

Talk to the Showing Agent

The showing agent has done their homework, both about the house and about the neighbourhood.  They should have information about the closest schools, the age of the home’s wiring system, heating and air conditioning unit, and roof.  You can also ask questions such as, “Why are the sellers selling their home?” and “Is there a day you plan to review offers from the open house?” and “Have you had a lot of showings for this home?”

Make Sure You Have a Large Sample Size

When searching for a home, it is a good idea to look at several homes in the same price range and the same neighbourhood for comparison.  Take the time to review several homes to get a feel for what is available.  Together, you and your agent can find your dream home.
